We believe a building should always consider and respond to its surroundings, the potentials and disadvantages they offer. Our projects begin with a deep study of the site and environmental factors that make it unique. Along with reading the property, we also review all regulatory code and local requirements. This information is critical upfront, eliminating time spent on infeasible options, and narrowing in on all possible paths forward. Information gathered in this phase will play a large role in defining the future spaces.
-
This is where big picture ideas and concepts for the project are formed and conveyed with basic plans and three dimensional modeling. The relationships of the building & site, programmed spaces and visual connections are studied and considered. These help to identify how the home is used and what it’s identity, or “spirit of place” is to become. Drawings, sketches, 3d modeling and precedent images are all items which appear in this phase.
-
Here, we work to refine ideas, finding specificity at both the macro and micro scale. Exteriors and interiors become defined with selections that are presented for finishes, fixtures, and cabinetry design. Proportions, details, lighting, and other key features are all considered in this phase. The documents created become the basis for construction documents and pre-liminary pricing. A contractor(s) and other consultants are often engaged at this stage.
-
We create and document all necessary drawings, specifications, general requirements, and standards for permitting, bidding and construction. Design specifics and details are meticulously studied and coordinated, in order to create feasible, understandable solutions which lead to accurate pricing and informed construction. This phase begins the process of turning design into reality.
-
When obtaining and reviewing a construction bid, and while construction is ongoing, we act as our client’s representative to ensure that the constructed results align with documentation and costs associated. At this point, we have made thousands of decisions and are intimately aware of every project aspect. We observe job site milestones, respond to contractor inquires, and review submittals to maintain the utmost quality for your investment.

Process
All projects begin by listening. and that continues through our process as we get to know, assess and curate our clients’ interests & goals. We strive to create a client experience which has a clear path, is informative and collaborative.
We recognize that every project is better with the sum of its team contributions. We love a good collaboration and have worked with numerous local contractors, engineers, consultants, craftspeople and leading artists.
Our designs begin with core ideas or goals, which are studied, edited and elaborated upon on throughout the whole process as they define the project’s identity. Whether it is an existing building or an open site, we start projects by assessing conditions, their potentials, and their restrictions. We lead projects with honesty, integrity and accountability.

Principal
Starting her career in Chicago working for an international design firm instilled a strong sense of discipline required to realize large, complex projects across time zones as well as the rigor to outlast these marathon-like endeavors. Following that experience with a boutique design firm perfected the skill of careful listening and refined the art of personalization. Prior to launching PPAI, working in a design/build environment forged relationships with suppliers, vendors, and skilled tradespeople with the ability to take a design from the page to reality with repeatable, predictable results.
Dozens of local, state, national and international award-winning projects later, Joanna is equally versed in commercial, residential, and interior design project types – both new and remodeled. Hard working and driven to excel, she fulfilled both of her childhood professional goals (architectural and interior design licenses) all while honing her aesthetic sensibilities as well as her intuition for how to be the best architect for her clients. Through clear communication, she balances how to bring out their style, what best suits their needs, and just how far to push beyond their comfort zone to realize projects that exceed expectations.
A lifelong learner inspired by color and texture. Outside of the office, it's all about drinking in experiences and inspiration - hiking to revel in nature, international travel, soaking up the energy and museums of big cities, relaxing on beaches, and baking with her daughter.
